The home warranty covers these items, regardless of age, that fail as a result of normal wear and tear during the coverage period. **Subject to the terms, conditions and limitations of the accompanying agreement.

Why do I need a home warranty?

You can rest assured knowing that a Guardian Home Warranty provides peace of mind and financial protection during the first year in your new home when one time expenses are traditionally higher than they will be during the latter years in your home.

What happens in the event of a breakdown?

Answer:

As a customer, you only need to make one toll-free phone call to 1-866-687-0690 to report your claim. After submitting the claim Guardian Home Warranty Company handles the rest including providing you any further information pertaining to your service request and contact information of the Service Representative(s).

Question:

Doesn’t my homeowners insurance cover these repairs?

Answer:

In most cases a standard homeowner’s insurance policy will not cover wear-and-tear breakdowns in the systems and appliances in a home. For example, if your refrigerator leaks and causes water damage to the floor, the insurance policy may cover the repair/replacement of the floor while the home warranty covers the refrigerator.

Who conducts the repair or replacement?

Answer:

Guardian Home Warranty Company handles all the necessary work to choose a reputable, qualified service company to serve your needs. Guardian Home Warranty Company has built a qualified independent contractors network that is continually updated and monitored with the input of our customers and subjected to our strict standards of quality. We have relationships with select independent contractors that specialize in every appliance and system the warranty covers.

Question:

Is a home inspection required for coverage?

Answer:

No, but it is still recommended. At Guardian, we are happy to provide you with a complimentary Systems & Appliances Inspection at your request (call for more information). However, the home warranty does not cover any pre-existing conditions relating to the systems and appliances in the home. On the application, the applicant must disclose any pre-existing conditions that relate to the items covered under the plan.

Question:

Are there any “hidden” costs in the warranty?

Answer:

No. After the initial premium is paid, the only subsequent cost is a $75 service call fee per repair visit when a claim for service is requested. The home warranty pays the repair or replacement costs relating to covered breakdowns above the service call fee. **Subject to the terms, conditions and limitations of the accompanying agreement.
